In accordance with the Statutes of the State of Illinois and the Ordinances of the City of Highland Park, the next regular meeting of the Zoning Board of Appeals of the City of Highland Park is scheduled to be held at the hour of 7:30 P.M. on Thursday, September 2, 2010, at City Hall, 1707 St. Johns Avenue, Highland Park, Illinois, during which meeting it is anticipated that there will be a discussion of the following items:

      Nature of Appeal: Petitioner requests by authority of Section 150.1204 (A)(1), 150.1204(A)(13), a variation of provisions of Section 150.104, 150.703, 150.707 (D), 173.010 (C) as required under the R4 zoning district,

      • To Permit the Consolidation of Lots 60 – 63, Located at 1337, 1345, and 1353 Lake Cook Road, that was Contiguously Owned with an Undersized Lot 59 at 1361 Lake Cook Road, for Construction of a New Single Family Residence;
      • To encroach 20 feet into the required front yard setback of 40 feet for a distance of 55 feet on the south side of the property, and to encroach 17 feet into the required rear yard setback of 35 feet for a distance of 55 feet on the north side of the property to construct a new single-family residence;
      • To encroach 17 feet into the required rear yard setback of 35 feet for a distance of 9 feet to permit the installation of 3 A/C units in the required rear yard;
      • To encroach 34 feet into the required front yard of 40 feet for a distance of 22 feet, and to encroach 54 feet into the accessory structure setback of 60 feet for a distance of 22 feet to permit the construction of a three-car detached garage in a front yard on the south side of the property;
      • To exceed the maximum fence height of 4 feet by 2 feet to permit 417 linear feet of iron fence, including two driveway gates 6 feet in height with associated operating equipment, to be located in a front yard along the south and west sides of the property; and
      • To encroach 40 feet into the required front yard setback of 40 feet for a distance of 65 feet, and to encroach 60 feet into the accessory structure setback of 60 feet for a distance of 65 feet to permit the construction of a water fountain in a front yard on the west side of the property.

      • To encroach 3.55 feet into the minimum required front yard setback of 25 feet, and 9.68 feet into the established building setback of 31.13 feet, on the north side of the property for a distance of 9 feet to construct a porch addition; and
      • To encroach 3.78 feet into the established building setback of 31.13 feet on the north side of the property for a distance of 36.42 feet, and 7.16 feet into the combined side yard of 19.25 feet on the west side of the property for a distance of 30.67 feet to construct a second story house addition; and
      • To encorach 4.72 feet into the established building setback of 31.13 feet on the north side of the property for a distance of 9 feet to construct a second story projection over the proposed porch.
